Summary of the business.
The business of Western Mortgage Brokers Limited is to provide a mortgaging service to purchasers and owners of private residences and commercial and semi-commercial enterprises. We also provide mortgage protection insurance, buildings and contents insurance, life assurance and related insurance products in order to protect the clients. We have established relationships with IFA's and legal service providers to provide investment and conveyancing services respectively.
Management
All management functions are carried out by the Directors, Leslie W.P. Whitfield and Clive A. Millar.
Product or Service
The business is to locate the best mortgage or re-mortgage package for the client in a timely, cost-effective and competitive manner. We define best as that mortgaging or re-mortgaging package that meets all the clients' requirements. In order to establish the clients' requirements we use an extensive questionnaire as part of the client interview. We also explore the clients' present and future financing needs and whether a flexible, current account or offset mortgage would best service those needs.
In providing this service we take care to ensure that the clients' ability to repay the loan is protected by recommending a mortgage payment protection policy, where such protection is advisable. We also offer to supply other insurance products to the clients where this is to the advantage of the clients and refer them to a local IFA when we believe this would be in their best interests.
We continue to explore other services we can provide to add value to our clients and to make the process as 'seamless' as possible. To this end we have added the ability to assign local solicitors to clients' cases, wherever they are located within the UK, and to track the case through completion.
We maintain a continuing commitment to act as advisor to the client, while (s)he continues to require the service.
The Market
The majority of homeowners continue to pay more for their mortgage than they need to. Our aim is to make this fact known to these potential clients and to have them use our services in order to save themselves money.
New borrowers (First Time Buyers) are often persuaded by lenders to enter into mortgages which may not be best suited to their requirements. We aim to educate these clients so that they have a better understanding of the process and of their options when selecting a mortgage.
Many potential borrowers find difficulty locating acceptable loans because of their previous credit history, or lack of one. Our resolve is to assist, wherever possible, to find the most appropriate and cost-effective solution to their desire to move into home ownership.
The growing demand for the purchase and re-financing of Buy To Let properties affords opportunities for clients to move from costly bank loans into the more affordable mortgage market. We aim to meet that demand.
In addition, there are a number of businesses, commercial and semi-commercial, which are saddled with loans carrying punitively high interest rates. It is our resolve to aid their profitability by renegotiating their business loans at a more favourable rate

The company is registered with Companies House as a Company, Limited by share value; Registration Number 3806995 with a registered address of 6, Keppel Place, Stoke, Plymouth, Devon PL2 1AX. Its offices are at N & P House, 8 Derry's Cross, Plymouth, Devon PL1 2SN.
Western Mortgage Brokers Limited is licenced under the provisions of the Data Protection Act. Data Protection Register Number: PX413396, holds a Consumer Credit Act licence Number 472967 and is authorised and regulated by the Financial Services Authority, register No. 300106.
The Company has established agencies with a number of lenders, packagers, mortgage clubs and other similar organisations in order to obtain access to products from the whole market.
It has also taken out agencies with numerous insurance providers in order to provide necessary cost-effective protection for its clients.
The Company maintains Professional Indemnity Insurance commensurate with its level of business.
Western Mortgage Brokers Limited, in association with national networks of solicitors, is able to assign local firms of Solicitors to undertake conveyancing operations on behalf of its clients, throughout the UK.
The major functions of the business are:
  1. To provide a quality, customer-focused service to mortgage borrowers. As a completely independent mortgage intermediary, we offer full advice and recommendation to clients so as they may be able to make an informed choice about their mortgage needs.
  2. The company aims to place mortgages with suitable lenders based on the clients' requirements and liases with clients, lenders, solicitors and insurance companies until satisfactory completion of the mortgage.
  3. The company also advises clients on mortgage redemption (i.e. mortgage acceleration) where it is deemed advantageous and suitable in the clients particular circumstances.
  4. When requested by clients, the company will place mortgage products selected by the client, with their chosen lender. If the selection is based on information we have provided through our website, or for other reasons (personal knowledge or on advice from other persons), the company will not have provided advice or a recommendation. We will obtain sufficient information from them to confirm that the product is available to the client prior to application.
  5. The company advises on and places associated insurance products, based on lenders criteria and client requirements, with suitable insurance companies.

  • Source suitable mortgage products based on client requirements and eligibility.
  • Deal with lenders and other intermediaries regarding a client's application.
  • Instruct solicitors to undertake legal work.
  • Source suitable insurance products based on client requirements and eligibility.
  • Liase with suitable insurance companies when required.
  • Administer, instruct and train company employees and introducers when required.
  • Ensure conformance to all legal requirements.
  • Administer client generation by way of advertising, website etc.
  • Advise clients on the different mortgage products and recommend such products based on client preferences and requirements.
  • Provide customer care and support throughout the mortgage term.
  • Advise clients on mortgage protection and general financial security.
  • Organise and administer initial client applications and required documentation.
